Rent reminder opens are not the same as payments cleared

A rising curve of rent-reminder opens looks like progress until the arrears list stays the same length. Tenants can open a reminder, screenshot it, and still pay at the bank counter days later — or not pay at all.

When Tenant Pulse Hub reads property management app exports, we keep reminder opens on a separate line from payment confirmation events (or from your finance system’s cleared dates when the app cannot see them). The gap between those lines is where phone follow-up still earns its keep.

Use the gap deliberately

If opens are high and clearances lag by a consistent number of days, shift reminder timing earlier rather than sending a second identical push. If opens are low among a language cohort, check whether the reminder text matches the language used at handover.

Boards deserve both numbers. Showing only opens creates false confidence; showing only arrears hides whether the digital reminder is doing any work at all.
