A Melaka practice reading tenant habits inside property apps
Tenant Pulse Hub grew from conversations with residential managers who received dense activity exports and still could not answer a strata committee’s simplest question: are tenants using the portal we paid to launch?
Origin
Based at No. 351, Taman Peringgit Jaya in Melaka, we work with portfolios across Peninsular Malaysia. Early clients were mid-size residential blocks and boutique rental agencies tired of guessing whether maintenance forms, rent reminders, and facility notices were reaching anyone.
How we work
We treat tenant usage analytics as operational evidence, not a vanity chart. Analysts sit with your exports or guided admin views, anonymise where needed, and write briefs that caretakers and directors can both recognise. When a pattern is weak because the app cannot export it, we say so.
Values
- Concrete language about requests, notices, and payments — not generic “engagement.”
- Respect for Malaysian residential practice: lobby posters, WhatsApp groups, and front-desk calls still matter beside the app.
- Clear boundaries: we interpret usage; we do not pretend to replace your software vendor or legal counsel.
People
Engagements are led by practitioners with property-operations backgrounds and experience reading activity logs from common tenant portals. Team briefing sessions are facilitated in English, with Malay glosses for on-site materials when requested.
