Quiet first months after move-in

Handover day is crowded with keys, inventory lists, and meter photos. The tenant app login often happens once, then silence. Three months later, the same household calls the front desk for every facility booking because they never returned to the portal.

Usage readings that mark “first login” and “second login within 30 days” make that quiet stretch visible. Student housing in Johor we reviewed showed a sharp drop after week one when induction packets mentioned the app only in a footnote.

A practical response

Build a day-seven reminder that points to one useful action — booking the visitor pass or viewing the house rules — not a tour of every menu. Ask caretakers to demonstrate that single action during the physical handover when language or device comfort is a barrier.

Tenant usage analytics will not invent engagement that the onboarding never invited. They will show you which cohorts never came back, so the next induction script can change.
